OVERVIEW

**360° Tour Available - click here**

The freehold of this smart retail unit is available to purchase at the heart of Campbeltown through Bowman Rebecchi - The Home of Property.

The unit was previously home to the Kintyre Shoe Company which operated successfully for over a decade before recently retiring.

Previously a double unit, the property has been refurbished to a high standard internally to create one larger shop. The unit has an open-plan front section to support retail display and footfall, with a private back office, storage, kitchen area, and welfare facilities.

The premises offer a range of opportunities for new occupants all within close walking distance of Campbeltown Town Centre.

This space provides tenants with a welcoming, comfortable working environment with an electric fan heater at the main entrance and electric heaters used previously.

A fantastic space for a business to position itself with high visibility and footfall, this is a rare opportunity for investors or owners/operators.

LOCATION

One of Scotland's most scenic places, Campbeltown is a beautiful village on the west coast of Scotland.

In 2018 the population was 4,600, and is promoted as part of ‘Argyll’s Secret Coast’ and is 140 miles west of Glasgow.

Campbeltown is the chief town of the Mull of Kintyre in Argyll and Bute. As the name suggests, the town is called after the Campbell clan who held power until the 17th century.

The town is famously known as one of five whisky regions of Scotland with over 30 distilleries in the region, there are 3 distilleries in the wider town area with planning recently approved for 3 new distilleries incorporating a museum, visitor centre and retail. Machrihanish Golf Club, an 18-hole Championship course is around 5 miles East of Campbeltown.

The town hosts the annual Mull of Kintyre music festival and other popular well-attended events such as The annual Campbeltown Malts Festival, Mull of Kintyre MOK Run and Mull of Kintyre Triathlon. The area is also still regarded as an extremely popular whisky tourist destination.

There is a ferry service to Ardrossan in the summer months and the town is also linked by plane from Campbeltown airport to Glasgow airport.

The town has always had a port function with fishing and boat building and acted as a service centre for the agricultural hinterland.

There is a superb mix of independent retailers, restaurants and cafes throughout the town and the population swells in the summer months with tourism.

Social and Council housing are the norm in this type of medium-sized town. Manufacturing and construction are the dominant forms of employment. Health and social work services are particularly active.
